An accessory dwelling unit (ADU) is one of the smartest ways to add value to a property in the Sacramento region. Whether you need space for aging parents, a place for grown kids to land, a home office, or rental income that helps cover the mortgage, an ADU adds a complete, permitted living space on the lot you already own. TDI® has been building in Sacramento since 1983, and we manage ADU projects from the first site review to the final inspection.

Types of ADUs we build

  • Detached ADUs, a standalone backyard cottage with its own foundation, kitchen, bathroom and entrance. The most private option and the most flexible for rental use.
  • Attached ADUs, a new unit built onto the existing home with its own entrance, sharing a wall with the main house.
  • Garage conversions, turning an attached or detached garage into a full living unit. Often the fastest and most cost-effective path to an ADU.
  • Junior ADUs (JADUs), a unit of up to 500 square feet carved out of existing space inside the home, such as a primary suite or spare bedroom, with an efficiency kitchen and a separate entrance.
  • Above-garage units, building a living space over a new or existing garage where the lot and local rules allow it.

How an ADU project works with TDI®

  1. Site and zoning review, We look at your lot, setbacks, existing utilities, access and the local ADU rules before anything is drawn, so the design fits what can actually be permitted.

  2. Design and drawings, We coordinate floor plans and construction drawings sized to your goals and budget. Where a city offers pre-approved ADU plans, we will tell you whether one can save you time.

  3. Permits and plan check, TDI® submits the application, answers plan check comments and tracks the permit through approval. California requires local agencies to act on a complete ADU application within 60 days.

  4. Construction, Foundation or slab work, framing, roofing, rough plumbing, electrical and HVAC, insulation to California Title 24 energy standards, then drywall, cabinets, fixtures, flooring and finishes. Utility connections and any required fire separation are handled as part of the scope.

  5. Final inspection and walkthrough, We close the permit with the building department and walk the finished unit with you, so you get a legal, insurable, rentable space.

Frequently Asked Questions

Can I build an ADU on my property in Sacramento?
In most cases, yes. California law allows an ADU on lots with a single-family or multifamily home, and many single-family lots can have both a detached or attached ADU and a junior ADU inside the existing house. Local rules still control details like height, setbacks, fire separation, utility connections and design standards, so TDI® starts every ADU project with a site and zoning review before any drawings are made.
How big can an ADU be?
Under state law, a junior ADU (JADU) can be up to 500 square feet and is built within the existing home. Attached and detached ADUs are generally allowed up to 1,200 square feet, though local limits and lot conditions can affect the final size. Units of 750 square feet or less also avoid most impact fees, which is why many homeowners design right at or under that size.
Is converting my garage into an ADU cheaper than building new?
Usually. A garage conversion reuses an existing foundation, walls and roof, so the work focuses on raising or insulating the floor, adding insulation and windows, and installing a kitchen, bathroom and utilities. A new detached ADU needs its own foundation, framing, roof and utility runs. The right answer depends on the condition of your garage, your parking needs and how much living space you want.
How long does it take to build an ADU?
Most ADU projects take several months from design to final inspection. Design and permitting often take two to four months depending on the building department; California requires local agencies to act on a complete ADU application within 60 days. Construction typically runs two to four months for a garage conversion or junior ADU, and four to eight months for a new detached unit.
Does TDI® handle the permits and inspections?
Yes. TDI® coordinates the design drawings, submits the permit application, responds to plan check comments, schedules every inspection and closes the permit with the building department. You get a legal, permitted unit that can be rented, appraised and insured.
