Dry Rot Repair

Dry rot repair for siding, trim, fascia, window sills, decks and framing. Rotted wood replaced, sealed and painted by a licensed contractor since 1983. Free estimates.

Soft wood around a window, a door jamb that crumbles at the bottom, fascia boards that sag or a deck board that gives underfoot: that is usually dry rot. It keeps spreading through connected wood until the damaged material is removed, and the longer it goes, the more of the house it reaches. TDI® has been building and repairing homes in Northern California since 1983, and we repair dry rot by replacing damaged wood back to solid material and fixing the reason it got wet in the first place.

Dry rot repairs we handle

  • Siding, including wood lap, shingle, T1-11 and hardboard siding
  • Fascia, rafter tails and eaves
  • Window sills, trim and door jambs, including garage door jambs
  • Decks, stairs, railings and balconies
  • Structural framing, such as sill plates, studs, posts and beams, when rot has reached the structure
  • Repairs from pest (termite) inspection reports, often needed before a sale closes

Why dry rot is common in Northern California

Valley summers bake south- and west-facing walls, cracking paint and caulk and opening the joints in trim and siding. Winter storms then drive moisture into those openings, where it stays. Lawn sprinklers that hit the same walls every day, gutters that overflow, and wood that touches soil all keep exterior wood damp. Near the river and the Delta, fog and shade keep some walls wet for days, and foothill homes see more rain and shade from trees and slopes.

Older homes often still have original wood windows, wood siding and fascia boards painted over many times, and paint can hide rot until the wood gives way. Newer homes are not immune: hardboard and engineered wood siding, trim boards and garage door jambs can swell and break down when a coating fails or a joint opens.

How we repair dry rot

  1. Inspect and probe. We find every soft spot, not just the obvious one, and open up the area to see how far the decay goes.
  2. Find the moisture source. Failed caulk, missing flashing, a leaking gutter, sprinkler overspray or wood touching soil. If we don’t fix the cause, the rot comes back.
  3. Replace damaged wood. We cut back to solid material and replace it with matching profiles, using treated or rot-resistant material where it makes sense.
  4. Seal and paint. New wood is primed on all sides, caulked and painted to blend with the rest of the house.

When rot has reached framing, we handle the structural repair and any permit it needs as a licensed general contractor.

Frequently Asked Questions

What is dry rot?
Dry rot is wood decay. It starts when wood stays damp long enough for decay to set in, then leaves the wood soft, cracked and crumbly, even after it dries out. It spreads through connected wood, so small soft spots around windows, door jambs and fascia boards are worth checking early.
How do I know if I have dry rot?
Common signs are paint that bubbles or peels in one spot, wood that feels soft or gives when pressed with a screwdriver, cracked or crumbling trim, gaps opening at joints, and boards that look darker or sunken. TDI® probes suspect areas and opens them up to see how far the damage goes.
Do you patch dry rot or replace the wood?
We replace damaged wood back to solid material. Filler can work for very small, shallow spots, but patching over active rot usually fails. We also find and fix the reason the wood stayed wet, such as failed caulk, missing flashing or sprinkler overspray, so the repair lasts.
Can you complete the repairs listed in a termite report?
Yes. TDI® completes the carpentry repairs called out in a wood-destroying organism (termite) inspection report, including siding, trim, decking and framing, which is often needed before a home sale closes. The pest inspection itself is done by a licensed pest control company.
Do you repair dry rot for HOAs and property managers?
Yes. We repair siding, trim, balconies, stairs and decks across multi-unit and HOA properties, schedule work around residents, and match existing profiles and colors so repairs blend with the rest of the community.
